As with the last hurricane destruction, the areas affected by the tornadoes in Mississippi are suffering from widespread damages that need immediate attention.
“After the emergency protection is completed, I would suggest to residents that they take a breathe, talk to their insurance companies, and proceed to locate a LOCAL contractor as soon as possible to correct the damages in a more permanent fashion. It is NOT a bad thing to use contractors from other local Mississippi areas, or even an out of state contractor. BUT it is imperative that you use a local contractor who will be responsible for the property years after the repairs have been completed.”, Mr. Mcalister advises.
Continuing, Mr. Mcalister added,” To do this successfully , the residents should be certain that the work completed by out of state contractors be done under the local contractors supervision and the local contractors responsibility.”
Most insurance companies have lists of approved contractors, use these when you can. If not, search the internet for competent , experienced contractors that will work with you with no pressure. When any contractor puts pressure on any resident to make a decision NOW, the resident should eliminate that contractor from any bid work.
Additionally , when the contractor has been chosen, the residents should be given a detailed, step by step proposal that details all the work that will be done. As an example, “ we will tear off the old roof and install a new roof of similar quality” is NOT a detailed proposal. This is not the place for a detailed contract proposal, but language would include roof removal, debris removal, decking repairs, installing appropriate under layment ( felt, house wrap, titanium wrap..etc ), weight of shingles ( if shingles replaced), weight and gauge of metal panels, coating warranties, completion of work , payment schedule and final inspection.
